I like to get a payback of 2 years or less.I have a substantial portfolio of properties that I have no mortgages on.Recently I have paid 25k, 12k, 7k for properties.

I know a lot of investors are waiting for election season to pass, but what other things are coming up that could influence decisions to buy or sell?

Some markets have "rental cycles" where you must find tenants before a specific time period or demand falls off substantially.

I'd sell and 1031 because the rents are substantially low given the amount of equity.Those properties are not yielding the highest and best return from the money that's being tied up.Now if the properties are sentimental and you want to pass them down to your kids that's different.

.:)I'm sure there may be some demographics where the markey is soft for enough prospects to fill a complex and that may influence lowering the age requirement.

However, failure to reasonably substantiate the risk to the investor gives the investor, friend/family or not, an open door to imply the risks and benefits were grossly misrepresented.

My other unsecured LOC is with my community bank and I think I started 20 years ago with 50k  its now substantially higher. but still unsecured and I know this one is not reported to credit.. 1 over prime with a floor of 5%  interest only renews each year.. this facility gives one maximum flexibility when shopping for deals.. you just call the bank they transfer right then and there to your personal or bizz account and away you go.
