I never have owned a mobile home park.My moms friends have been doing it over 40 years.Whether a park works or not depends on how states and counties and cities view them.If it's a suburban area to urban area here in Georgia they are grandfathered in.The counties and cities give you all kinds of grief.They find ways of pushing the park owners to sell off for development.In doing this the county or city gets rid of the transient renters,they eye sore of the park,the high crime,and they increase their per acre tax assessment base.On 10 acres of commercial the government would much rather have a nice new commercial development there than trailers.A junkie trailer sitting on land has very low assessment value.If you were going to buy a park I would look at the value of selling it off for development down the road and making sure you control the whole thing and can get people out ( a few people of the lots own the land for example and make it tough for you to resale down the road.)

The jobs bill is BO code for sucking up more tax dollars to give to the largest road contractors in the country, police departments, teachers, etc. to employ the multitude of union workers that vote Democrat.The point is, the U.S. is out of money.

While you can file an amended return and perhaps pay a penalty for underestimating income, I'd think you probably could going the other way too, but there may be problems and she'd need to pay back any refund.If all your tenants are crooks I might consider selling.....LOLThe PHA will have to accept any amended return as corrected, but they may also still investigate here down the road.
