I personally don't call It investing though.I agree with you Jay.A smart engineer from my office calculated that someone who makes $200K/yr or makes $100/hour - it's actually costly for that person to buy a single family home that he rents just to make a $200/month cashflow. 

I want to work smart and allow my money to work for me.The Want:To purchase first rental, a 4-Plex in San Diego this winter.
