Once i locate owner names i skip trace the owner find their current address and phone number, I usually like to just give them a ring but often times ill follow the phone call up with a yellow letter or postcard if i cant get them on the phone.

You could also skip the above and go down the avenues that don't require your own money, such as apartment syndication, which takes quite a bit of education, but you don't need any of your own money for it.  

The ones who listened didn't skip a beat and kept the income coming in.

I just want to be sure there's no major risk to this as I've never heard you could skip the lawsuit before.

It's more expensive, but the skip tracing might also be worth it- save more time vs. pay more money.
