I currently have numerous emails piling up but I can't figure out how to get them organized and into a database from income emails.I also try redirecting traffic to my website to capture their information there because I don't have bandwidth.

Account Closed,"Pre-foreclosure" covers a lot of ground.Some will need to be acquired thru short sale due to negative equity.Some will be probates where the family just doesn't want to deal with it.Some will be true financial hardships - illness, loss of income, etc.So, yeah - you'll need to "fill your quiver" with a lot of knowledge and skills and use what the deal requires.

@Paolo Ruggieri Wild idea, consider going to the local woman's shelter/YWCA/social work organizations/churchesThey need transition housing and will probably pay you less than market, but pay you directly.

@Curt Davis so my predicament is, I have been pre-approved, could afford the monthly payments with my salary for a while... but have never organized a rehab before, contractors, timing, design, etc.
