Which tool should I use to analyze a fixer property that I would like to live in for a year or two, then rent or sell?

Now, depending on what types of deals I’m considering, I may also examine vacancy rates and average rental amounts specific to the type of units I might be acquiring.I have to respectfully disagree with a prior comment that Zillow is a healthy tool to use when performing market analysis based on the inconsistencies with regards to the accuracy of the data on Zillow. 

I really find the “Tools” section very helpful in assessing potential investments and learning which investments I need to pursue and which ones I need to leave alone.

This is an important tool for anyone buying a tenant-occupied property.

I am going to exercise these tools, and give it a go.

In the mean time I’ll sparring with the rental analysis tools, I just need to make enough mistakes to be able to get it right .

I've also stayed in short term rentals (airbnb's, hostels, dorms) without any issues which had some great hosts, and roommates were all polite, courteous, and mindful of the common areas.

Having a brand increases legitimacy, it can be your number one tool to make people take you seriously.
