I assume it's the deliveries of more class A properties and people moving back into their remodeled homes from the flood. 

They were super busy and could cherry pick deals.  

This is nothing new regarding concept, What I think will change is if they were to become mainstream it is the current Wholesale community will suffer a little because these guys are cherry picking the better properties and leaving the riskier properties for everyone else.

It’s a C class property which we have experience with.

Almost all of Woodbury is a C class neighborhood and is relatively safe (father operated business here for few years and was fine, although he got a few crazy customers).

My momma always said she's sometimes you got to pick and choose your battles.

Cost segregation looks at the $400k of the building and picks out pieces that qualify for a different treatment.

and does this area evaluate as C class?

The bonus of taking the class was networking with people who are already in the field.
