This is one of the better new investor posts I have read in a while because you know to stay in your day job and earn money to invest and you are also way ahead of the curve thinking about syndication (as close to passive as you can get) over flipping (don't do that with friends).Your job for the next months would be to go to every meetup locally that you can and read books focused on what you are thinking about first.

What virtual address services or any other have you or recommend to use as mailing address?

Looking at Furnished Finder, and I'm seeing comparable properties in the area from $2,500/month up to $3,500/month.

New Smyrna Beach and the HOA doesnt allow rentals less than 1 month. 

If you don't have such a person, you can go to a third party service like VerifyInvestor.com and pay a fee for them to review your financials and generate the letter (from an attorney).

What I like most about it is that I can rent out the other 3 units and live virtually rent free and even make a decent monthly income as well. 

I want guaranteed monthly rents because when I purchase my main focus is cash flow, then equity in the form of added value (renovations, adding extra bedroom, etc).
