Emily, investors we work with are only interested in raw numbers especially if it's a Miami condo/hotel unit where each condo is completely different and offers different amenities, services, views etc.

That was ok with me since we weren't interested in converting the house into a duplex anyway; we just wanted a space that was separate from the main house to rent out.All these factors worked out and led us to make a move to do the garage conversion.

Natalie,100% agree with @Benjamin Aaker, especially considering that one of the main reasons many utilize an LLC is to limit your liability.

.- Ensure electrical panel, wiring, plumbing, drains, heat pumps, central air conditioner, hot water heater, etc. are in good serviceable condition.- Trim baseboards with 6" trim, windows, throughout.Living Room:- Is that an attic access panel?

There are a lot of firms who provide good remote service.

Quality" comes at a premium.I've always preferred looking for quality at a discount.For example, I'm heavy into regional banks now as IMO they are the back bone of small business.Most of us small business owners prefer working with them due to proximity, better rates and service and the relational value they offer just to name a few.Market has been dented due to the SVB, First Republic and now NYCB fiasco, etc... 

Do not waste your time working with anyone who thinks your services should be free.

I am a new wholesaler investor my service areas will be Kenosha/ Somers/ Pleasant Prairie/ Racine, and Waukegan & Zion, IL.

I flip houses as my main job now but am also a licensed realtor.
