I know that it's not impossible, but does it make more sense to invest out of state for a first timer?  

We looked through the home it looks to have solid bones, could use a new kitchen for sure.

It started as $300k but with the walls removed and no kitchen it's now worth $200k.  

There are too many cooks in the kitchen and the project and IRR suffer-Licensed professionals that fall into FINRA-based compliance regimes given their business model shun these deals because they're too small to generate commissions sufficient to cover the cost of compliance-FINRA-based professionals propagate reams of nonsense in the industry to justify paying layers of fees that are not needed.

A chunk of the kitchen ceiling has fallen down but the roof appears to be in good condition.  

A nice hotel is $600/week, serves breakfast and has a pool.My rental houses are the equivalent of a nice hotel, with a kitchen and washer/dryer; at the price of a cheap motel. 22 houses, 82 beds.
