This is my first year of acquiring properties and it didn't get me anywhere that I planned and it has only made me more motivated! 

Keep your WHY in mind in order to keep you on track and motivated.

These situations are major stressors that contribute an owner to be motivated to sell. 

If you have time freedom to engage issues as they arise and you are motivated to self manage remotely you can absolutely do it.

I don't have any experience, but I'm a motivated and fast learner.

The owners are an older couple in there 80s, but don't seem really motivated to sell.
