On top of what she is doing to save you a trip or two driving to the property, having someone keeping an eye on the property 24/7 (sort of) and alert you on what's going on adds a lot of values.

However, the process, being public information, can be used for all sorts of great targeting.Here's one: look for mortgages in default with really small loan balances.

For fix and flips of any sort you want to stay away from situations like this. 

The parks I buy, have much better returns but I look for some sort of upside as part of my entrance strategy.

I have a thought that's sort of along the same lines as far as looking for "hot" markets to buy whatever in, sure there may be certain ones that get "hotter" than others at times for a wide variety of possible reasons, but I'd also say that there will be a long list of markets that you will do just fine in, provided you handle your end of the rental business as well as you possibly can.

Sort of that shiplap style.
