The returns look great compared to all of the other properties I've looked at as well - the cap rate is around 7%, and I think I should be able to live there essentially free next year with the rental income paying PITI, maintenance, etc..The numbers all looked good before too, I was just scared that there may be something I didn't know about that would have the assessed value SO much lower.Thanks again!

Mold (Big health issue in Florida, in some instances tenants can break the lease due to Mold), Inspection and Condition of dwelling (Every tenant must complete a Move In/Move Out checklist) they also sign in my addendum that the checklist is correct and have 5 days to object to it in writing.

If it was damaged by water, I am thinking maybe you need to make sure at least there's no foundation structure issues with the house, and also check if there's health issues.

I have been told by both a county health inspector and a very good home inspector that it takes repeated "cooks" for a home to pull a positive test.
