Especially easy for them to get done anyway because the developer is in control of the HOA anyway right, right now it's his gold dude, he is making the rules.I really think you should just sell or lease it out for longer terms until you can sell.

I think the experience of working a deal like this would be worth its gold merely for the  education of the process.

CHA, in particular, has been difficult to deal with, in my limited experience.

& @Yader Gomez mentioned, if you are lucky enough to find 3/2's below market in 32818, 32808, 32811, 32835 and 32805, those are the rental property gold mines.  

Having a banker ready and wiling to give you some quick cash to close a deal I have found out is gold.2)  If you want to do flips and rentals here you can certainly find some ready SFR's on the MLS that will get you close to 1% rule return that may not need much fixing up.
