@Mary Mitchell given that it is his first deal, I was thinking that what she meant by multi family was 1-4 units, which would still classify as residential. 

I had one duplex that was on a septic system too, so I included an statement that meant if the flushed any foreign object other than toilet paper, and this was found to have caused an issue, the repair would be on them (the objective being to stop flushable wipes going down there).
