(U)"Exclusive right to sell or lease listing agreement" means an agency agreement between a seller and broker that meets the requirements of section 4735.55 of the Revised Code and does both of the following:(1)Grants the broker the exclusive right to represent the seller in the sale or lease of the seller's property;(2)Provides the broker will be compensated if the broker, the seller, or any other person or entity produces a purchaser or tenant in accordance with the terms specified in the listing agreement or if the property is sold or leased during the term of the listing agreement to anyone other than to specifically exempted persons or entities.

In addition, if you are self-employed with no full-time employees you may wish to consider opening a Solo 401k instead of a self-directed IRA as it has several advantages over an IRA LLC such as much higher contribution limits, direct checkbook control (i.e. no need to have the account at a specialty trust company), ability to take a 401k loan, exclusion from unrelated debt finance income tax with respect to investment in real estate acquired with non-recourse financing, etc.In addition, please note if you purchase debt-financed real estate with your IRA, unrelated debt finance income tax should apply to the income attributable to debt-financed real estate held by your IRA.

@Michael Greer If you find your own local agent on BP they can represent you in the deal as your Buyers agent if you have not signed exclusivity paperwork with the other agent you have talked with about the deal.

My own experience and hearsay from people is that they will find an exclusion if they can, and when they do cover anything, it will be a cheap replacement product and a bad company.
