Purchase price rehab estimates taxes expenses 

I just got an estimate for $14k to side the whole house but the guy said I should do windows first if I was thinking about siding the house. 

My agent is really great and covering all of the official details like inspection and I have a lawyer for leases, etc., but I was wondering if anyone has any "gee I wish I had thought of this earlier" tips for someone about to be a newbie landlord.   

Figure out the GOI, estimate an expense ratio using what you know about operations, and throw a cap rate on the NOI based of the multiple of intangibles that drive rates in your area. 

KW has a competitive CAP/Commission split structure (I can explain in more detail), tons of training every day of the week, we have active investors in our office, good mentors and an energetic office. 

Anyone have any insight/estimate on the cost on this? 

How much do you know about cost estimation for repairs?

I estimated gas, electricity, water, sewer, and trash to be $225/month, which could be billed to tenants while I'm house hacking.
