Things to look at would be lot coverage restrictions (anything covered such as carports and patios would be included in square footage) and set backs.It looks like your main obstacle would be the setback on the rear of the property as that workshop is basically on the rear property line.

In San Diego area cap expense is high; I use $300/month on rental size (2 or 3 BR) detached units so be sure to use a realistic cap expense in your profit calculations.

Issues Found:- chimney detached from roof- bow in roof (next to chimney)- deck needs some new boards and refinishing- slant in kitchen floor (REALLY concerning) - DIY trim (put up own trim throughout entire house!)
