While my state, CA, does not have this, several states allow an Affidavit of Heirship which, when recorded with a certified death certificate, may allow title to be passed the heir(s) then sold to you.

If they don't want to spend too much money on a family trust, hopefully they have one already, California passed a law recently that makes it very simple to accomplish the "Family Trust" issue called the "Transfer on Death Deed."

Ideally, if you can get your hands on divorce list, Affidavit of Death, Tax Delinquent, Probate, etc. and filter those for equity, you will do well.To be honest, once you have a good list it is more important to send something than try to find the perfect mail piece.
