How bad a credit are you talking (score / credit event in your history like a recent foreclosure or bankruptcy)?

Of course your IRA can buy the land but you cannot personally benefit from that purchase.

The lease we have isn't really written to accommodate this scenario- It has lines for the "tenant" to sign, but of course the company who's paying for it won't actually be the tenant/won't be living there.

I'm of course going to ask the owner if the unit is legally a triplex and I did confirm on atlas.phila.gov that it is RM-1, which is good but wanted to see how I can confirm through online records that it indeed has 3 units and not 2.

I don’t have experience with that specific course.

-Would it be better to ask for the down payment loan and construction loan from the same party, or are there any advantages to seeking loans for renovation costs elsewhere, such as HMLs or even credit cards?
