I have done over 600 of them in the last 4 years... you can ping me if you wish.. its better to get good conservative notes that are not problem child's and get them right away.. instead of taking a year to find the exact one.. other investors have already cashed in on one year of payments.

Those months are already poor for getting vacancies filled due to school being in session.However, if you're renting 2 bed or studios, and there's not a child in sight, then it's usually just the weather causing a slow down in tenant placement.
