So here is the guy knocking on my door while i was at work, my son opened it he dramatically asked if his parents were at home.

Also, I live out of town so I'd have to fly in several times to manage the rehab, although my parents will be living there and managing most of it.

I have done over 600 of them in the last 4 years... you can ping me if you wish.. its better to get good conservative notes that are not problem child's and get them right away.. instead of taking a year to find the exact one.. other investors have already cashed in on one year of payments.  

Likely a Child or Grandchild ?

Those months are already poor for getting vacancies filled due to school being in session.However, if you're renting 2 bed or studios, and there's not a child in sight, then it's usually just the weather causing a slow down in tenant placement.  

We have only a family of 3, we had our first child in June of this year. 

So, I kept hearing horror stories about people who went bankrupt, went to live with their parents, etc, after a divorce, and I swore that wouldn't happen to me.So, I kept the house and we split the debt. 

Though, traffic sucks either way.You still have time as the baby can bunk with you in the cradle for now. 6 months down the road (from birth), it may be time to kick the child out to their own space.

My parents and sister also lives nearby and check up on the house occasionally.

I had a college fund that I didn't use, so my parents "gifted" me the money!
