A master lease with an option could be one legal construct to fit what you need yet not be too involved in the property directly.I think the biggest issue will be for you to clarify in your mind the sorts of deals that would make sense.

But then again,at such a low $ amount, the closing costs might throw off the ratios.I have to run the numbers and see the diffences (cash on cash return, particularly) ...However, the BIGGEST problem i see with NOT getting a mortgage, is the repayment terms.8% at 5 or 7 years is going to KILL my initial roi.I will be paying out like 5-700 a month, and these places are likely to be pulling in only 560-800K a month.:( :( :(AAAAAAAAAAARRRGGGHHHHHhhhhhh!

I feel that this is both good and bad; it's going to be tough to get all of this information together, but on the other hand, seeing that this isn't just a get rich quick scheme makes it more real and obtainable to me.My biggest desire at the moment is to learn, and I have always felt the best people to learn from are those who have real world experience both succeeding and failing at whatever it is they do.
