The area I'm looking to buy is in Las Vegas, or Nevada in general.

Agree with what's on this feed already but here are a couple other things:1) Listen to agent coaching podcasts (just google or search in podcasts and your bound to find several free options) to start learning about basics, scripts, lead generation, nurturing clients, and marketing.2) You have to start sharing your goals with people in your area.

From the other side, I rented a Hilton timeshare right next to the Las Vegas Convention Center for CES this year and got a great deal.

The "Owner Occupied" route will definitely work well in one of the cities my company has a base in (Chicago, Detoilet, er Detroit, Vegas and a few others...) but I don't think it would fly in Cleveland...

Should i hire a coach? 

Although the programs and guidance and software are great you can do it without paying a trainer or coach for all of that.
