I have emailed the new agent representing the sellers the amendment for extension of close plus the manager at this real estate agent's office.

my question is WHY U sound very successful today with your holdings.. why take on the risk of managing money for others and giving up 70 or 80% of the profit equity on deals you find .. do less deals and keep it all and have no liability to investors.

Mid term rentals are okay - depends on the property and location if it’s really worth it over LTR.   

I am seriously looking to buy a property at Yucca Valley for Airbnb in the next 45 days, doing 1031 exchange. 

For example, I mention that every adult must pay a $30 application fee, pass my credit/criminal background, make a combined income of 3x the rent, and whether or not the property accepts pets.

I had hired an out-of-state investment consultant and project manager who both turned out to be a complete disaster.

The other key to this property is it has city water and sewer at the lot lines which would obviously be cheaper than well and septic + has electrical just next door.
