I'm looking to leverage the benefits of house hacking (more leverage, better interest rates), unless it's really wiser to put my limited money in another market in an investor loan. 

To put things into perspective, I have a 635 credit score (because of some unpaid student loans in the past), am in the process of re-building my credit score, but want to leverage outside capital sooner rather than later..I'd appreciate any help!

That being said, we're really under-leveraged and can handle paying the full note if needed.

I have educated myself well and good at crunching numbers, but I lack the procedural experience that comes with deal making when it comes to multifamily.   

-OR-Leverage with other investors to jump directly into something bigger like a 40-50 unit?

If you go the in-class route for the continuing education as well, then since the school itself administers the test, the instructor literally gave us exactly what we needed to know since he was the one who made the test.
