Keep in mind that depending on what market you are looking at, those 2-4 unit buildings may be houses that were haphazardly subdivided to create more units.  

I got an attorney at the title company to write a letter, and the daughter to consistently keep pushing the mortgage company. 

Totally a viable option but keep in mind the documentation of the process and making sure that YOUR material participation does not exceed anyone else in the home - for example, your cleaners or maintenance people. 

If an agent does not provide you as an investor value then keep looking.

I guess as long as population growth keeps ahead of it, you are fine.

Keep in mind that some of these obnoxious transfer taxes are not considered state or local taxes for tax deductions but rather increase the basis of the property as part of acquisition costs.

I'll keep that in mind.

Keep on scaling with adequate reserves until you hit your point where you no longer want to grow.

Keep saving as much as you can.
