Focus on paying off the CC and car loan (both sources of bad debt), and eliminating bad money habits - this is absolutely fundamental to long term financial success.

@Odie Ayaga Thank you for being the one and only reply haha. 1) I am open to any markets where there seems like there is good yield (which I think is called rent/purchase ratio), but I've mostly been focusing on the area near me (Mercer County and Burlington County, New Jersey).

Until you are making a million dollars per year, then focus on preserving your capitol.

We are leaning toward focusing in on providing good solid housing for Section 8 and LMHA.

I also am involved with my church: a part of my focus is to develop leadership in the youth band as well as a young adult band.

I'm focused right now on areas around Fort Wayne, Indiana and Columbus, Ohio.

I tend to ignore bad inventory/high price talk and just focus on building my network and deal flow. 

The Burlington, Greensboro, and Mebane markets are my primary focus at the moment and I’d eventually like to get into some fix and flips but for now my strategy is buy and hold for single family and small multi family.
