Though trends keep changing but there are some basic colors that never go out of vogue.

Most want to benefit in some way shape or form.

This property is in good shape but rents are under market and I think could be bumped AT LEAST $100 per unit up to $200 per (realisticlly).I know that I can't predict what will happen in 3yrs for the market but I'm trying to find out if the estimated $100-200 cash flow that I'll expect will make sense or not.

So initially, this could mean that you may have to do some things that YOU might find to be completely ridiculous, but over time, effective communication and prompt property management should ultimately help shape the behavior of your tenants to what works for you. 

There is no standard commission in any state however there are averages.As brokers/agents we can take data off the MLS and average price points of properties to see what the trending average is.

Is that a trend of anything you have seen?

It would be quick and cheap to get the pool back into good shape.
