Everything else I have is free and clear, including vehicles and the home I live in currently.I am assuming that it would be easier to finance homes if I could show rental history for 12 months, including showing cash reserves available for repairs, vacancies, etc.I would strongly consider selling/renting my existing home after having the first couple of properties working for me.  

If you are looking to maximize your return on the flips a quality financing vehicle will do it.

Figure out what you have money, time, knowledge and leverage them into the best investment vehicle.

It's a great savings vehicle.

The previous authors were correct the 1031 will require a TIC style vehicle and many syndicators will not consider it. 

I think I have a pretty solid understanding of them, and I do promote (index funds) as being part of one's investment life in a variety of vehicles. 

Then there's vehicle title loans at your bank or CU and selling surplus stuff.

Do you at least have enough parking spots for 4 vehicles comfortably?
