If the price is right, don't be shy to offer a couple grand more than asking, write a simple, clean offer with as little contingencies as possible (typically you will have an inspection and financing consitingency) - your goal is to not get a counter, but to get a clean "accept" - before anyone else wakes up and schedules a showing.When I am on the listing side, I try to stall the process until day 3 or 4 - because we want to give all buyer's an opportunity to make an offer and the probability of getting the highest price is the highest after 3-7 days.

@Garrett JessYou can try but typically a lease option would require a decent down payment and I would find it hard for the seller to offer 0% interest.
