I speak only from my experience, but I used a kitchen company that I knew one of the owners for my first two flips.

I file under an S corp with about 23 doors and a flip or two a year with only meeting with my CPA once a year. 

There is typically a 10-20% margin between assessed values and market values with 1-4 unit properties in the Twin Cities - but if the property you're offering on has a larger than normal gap between the two values, plan on some increases in the following few years.

It will take two months to turn it around and get it rented.

The frame goes down the line, seats are added, wiring harnesses, doors, etc.

I guess you are saying you'd make the loan to yourself and let the funds sit in your personal bank account for the two months? 

If I am also pre-qualified/approved with two other lenders, B and C, and lender A denies financing, can the seller see that I am approved with other lenders? 

It's a small area, I'm sure we have crossed paths a time or two.
