No way would I use a paid service unless they were the title company.Your county recorder's office may have an access fee to get on their records if they are on line, check the county where the property is located.I do it the old fashion way, I call my title company and ask for a preliminary search, they don't charge me but they may others with a small fee, it can be reimbursed or credited to the policy.

I was talking to our banker about possibly putting up a spec and the insurance requirements and I was a little confused by his answer as he indicated that I was lumped into my consultant's umbrella policy while I pay for and carry the builders risk.
