Even though this is an old post I would still like to share something that I think could help people who still want do house flipping or anything similar that requires remodeling.

It is totall remodeled and quite nice, but because it was purchased as a rental the kitchen countertop is "recyled" off white Corian.  

I have built and remodeled a few homes for myself over the past 17 years.

We marketed it last week and the first day on the market had a deposit.This property has has been remodeled and will have a 4 year City Certification from the City of Grand Rapids.

One needs a remodel and I'm starting on that as soon as I close.

I'm on their side, I'm not trying to make money I'm trying to help someone out of a tough situation.Second, as a carpenter if they want to say remodel, renovate and sell it, I can partner with local agents and/or Investors and collect a fee.

For the small 'non' GC contractors working on small remodels Home Depot and Lowes might be the best bet for some materials, not others. 

Another factor is the roof needs to be replaced this year and I'm planning on remodeling the kitchen in the unit we live in, so we were thinking of doing a mortgage with cash out.
