We currently live in Long Beach, California and are so confused on how we can get qualified to purchase a home in Atlanta.

Our problem that we’re facing is that we’re self employed and we have no clue on how we can get qualified for a loan out of state with no W2.

@Jay Hinrichs In most cases, "Qualified Mortgages," cannot have balloon payments, interest only, or negative amortization features.

Will I still be able to qualify for the same mortgage terms I get if I move into an empty house?

She owns her home (180k with 90k equity) and wants to turn it into a rental.Daughter cannot qualify for a $250k loan to buy our home but can qualify for a 196k loan to buy the one next door.One possibility:  Daughter buys the house next door and we live in it and she lives in ours. 

The only saving grace is collectively they will never be large enough to move the needle nationally.  

Using VA Loan route, Is there a norm for calculating overtime from income to qualify for duplex?

@Merri Grace McLeroy I think he is trying to learn from this person and possibly have them be a mentor for 99% of people who might mentor someone that person asking for everything in your number 1 would be a non starter

The tax free income is great but doesn’t allow me to qualify for much of a loan without a huge down payment.
