I recently got approved for private funding.

Is it normal to ask for a 3rd party escrow/title report/title insurance for a private hard money deal? 

.** My business law Prof did a unit on tortes and according to her there is less than 1/10th of 1% chance any private business person will be involved in, much less lose, a law suit costing more than $50,000.

I suspect this is more for passive cap gain type stuff.. not ordinary income for those in the industry.. and or might work for the private individual who does this totally passive IE a broker brings them a note..

I can’t get into specifics, but say you a personal connection to access private lenders through a private equity firm...what would you be doing? 

I have a few bucks kicking around and some private money guys as well.
