A couple weeks after that, I got the policies in the mail and noticed the deductible had been changed from $1k to $2k on three (located in same area) of my four properties.

I attended one of this company's auctions last weekend just to get a feel for how these private estate auctions go, and it kind of went like this: auctioneer asked for an opening amount, no one bid, one of the auctioneer helpers bid it lower, then some people started chiming in, and it went back and forth between a few people before finally ending about 25% higher than the number the auctioneer started at. 

If you don't want to go that route, you need to find a private money lender.

I’ve been watching all the main stream realtor websites (realtor, trulia, etc) and have noticed it’s a pretty tough market to get into.

@Wiley Strahan in terms of strategy - if you have partners or intend to raise private capital then you should seek legal counsel sooner than later. 

Hi All,I was curious if anyone has compiled a kit of all the forms one needs to deliver a systematic approach for rental units ( i.e tenant inspection, screening, 24 hour notice, 14 day notice etc).

@Steven Tyrrell - as @Matt Berklacy mentioned you can go the private/hard money route.

I can’t offer a lien on the property as many private lenders want.

.), value add ons etc...Can't do that yet as I am waiting for the numbers from the private party.I can buy this privately without a realtor on either side of the deal.
