If the house is on a concrete slab (as in Oklahoma/Texas), I would not install anything for flooring, and instead look into getting the concrete floor stained/epoxy coated.My next option is porcelain tile using a modern rectangular tile instead of square.

Since the cap rates have dropped significantly over the last few years, I am now looking at other real estate opportunities including hard money lending, crowdfunding, apartments (outside Portland in a higher cap rate location) building or buying storage units, Tenants in Common commercial deals and mobile home parks.
