Think about how each property will photograph and how best to present its desirable features.If it photographs extremely well (Hire a professional with great lighting, and have it photographed at day time and at night time), has desirable features and you promote it those 3 ways, you should have a strong occupancy rate through the year.

The time, energy and money investors spend looking can out weigh any discount.

The buyers turned down what we thought was a compelling offer, so we are just going to submit the same offer every two weeks in hopes that they will "see the light".

My discussions/agreements have the tenant responsible for maintenance/upkeep, such as changing their own light bulbs and unclogging their own toilets, cutting their own grass, spills on the carpet, replacing things that become damaged due to their wear and tear up to $500, since they plan to ultimately purchase the home and will need to have a good appraisal for their own home loan, I ask them to care for the property as an owner would. 

I think I may shift my focus to a house I can lightly Reno and flip.

Looking to and not limited to replace flooring, interior repaint, recess lighting, update bathroom, update kitchen, windows, and landscaping.
