If an LLC then skip the large banks that only do Fannie Mae and Freddie Mac loans and go to a smaller local bank that does portfolio lending.

@Jonas DeVita - I'm laughing because I did a search based on your recommendation and was able to cobble together six pieces of contact information from six different websites about your guy in Garwood. 

Look up the California equivalent of the Board for Contractors on the State website, drill down to the requirements and rules, and see what issues you can include in a complaint.I will say that some AHJ's don't have the resources or time to pursue contractors but you may be able to give the GC a few headaches along the way. 

This is a pretty broad question, but do I have in investors out there who would be interested in possibly becoming capital partners with a large complex in the Kansas City, MO area?  

The longer you hold it, the less valuable that gain becomes.Either way, I think having that large of an asset it pretty cool, so good luck with it!
