For hard money loan they also include your rehab funding.

For example our bridge loan product is ok with your debt to income being to high at the time of purchase as long as the debt to income will be low enough to qualify once you rent (or sell) your current home. 

I have no personal debt other than my mortgage and car.

This included labor and material.

In terms of giving away equity; I am not sure if this is too far down the road, but getting long term debt on the property is a consideration as an exit.

I lost everything in 2008 during the recession.  13 homes all in the suburbs including my personal home in Royal Oak. 

I also hope to have the flexibility to focus on a personal goal of non-profit work involving real estate at this stage.I look forward to conversing with all of you, including building a reliable and trustworthy network of colleagues.

Also, we have no consumer debt, car loans, or student debt.
