Comparing these terms to the best financing I've found through a bank ($320k loan, 5.5% fixed for 10 years then refinance, amortized over 25), with same purchase price and down payment, results in a lower monthly payment by $315/mo, plus my principal balance after 10 years of payments through bank financing would be $240,000, compared to the $180,000 balloon that the seller wants at year 10.

Even if you have someone give you a rough estimate from photos that's still not good enough.You need "boots on the ground" in Greenville that can physically go check out the property for you.I would start looking for referrals for a great GC and/or property management company in the area.I've spent a decent amount of time in Greenville and like everywhere there's areas that are better than others.

In order to determine value, you would need to find similar properties to use as comparables.

How does it compare to Cozy?

Just looking for a point of contact more than anything. ie. can post notices, check in on things, be our eyes and ears on the ground, etc.

How much was the house payment compared to rent payment?

As compared to stock investing, there are many more variables that you are able to control.

That said, you might run into some static from your buyer's lender unless there are strong sales comparables to support your sale price.

Provide comparable rental comps in the area and they let me increase the rent.
