@Chris Virgil-StoneGenerally the taxpayer who owns both the real estate asset being disposed and the replacement real estate asset must be the same.  1031 exchanges are easy to bust if you handle them the wrong way and don't have solid knowledge of the applicable code, regs, and case law.The questions you're asking are good and your thinking is on the right track, but they are advanced planning and structuring questions that are best directed to a tax professional you've engaged who can have the deep conversation with you and understand your facts, circumstances, and goals.

For example:Egress window is not to code by 3 inchesAdded 2 rooms, and closets are not framed deep enough for a standard hangar to fit (seriously)Added a bathroom, did not properly vent the toilet and shower (Sewage was ventilated to the laundry room....yeah.)Framing in bathroom around toilet was 1 inch off square (now you see why I fired him)There is a lot more, but you get the point.

**3134 S Compton Ave is over 12 months old.2834 Wyoming is a two-family and several days away from being 12 months old.3304 Wyoming is a two-family.3215 Wyoming has been added to the report. 2732 S Jefferson has been added to the report.Also - The deep dive into my BRRRR and the current status- Purchased for ~$120k (downpayment ~$30k)- Rehabbed for ~$25k(Initial costs  ~$55k)So with the above mentioned original appraisal coming in at $143k, after refinance costs, I would only get to pull out about $6,500.
