PLEASE DON’T WAIT.LD 1255, introduced by Portland Representative Grayson Lookner, mandates that once the Governor’s Pandemic Emergency Declaration expires, most for-cause evictions are banned for ninety days.It specifically and by name or number bans evictions for:Rental defaultExpiration of leaseTenant causing substantial damage to property – 14 MRS § 6002(1)(A)Tenant causing a nuisance-at-law or causing the property to become unfit for habitation – 14 MRS § 6002(1)(B)Tenant is a perpetrator of domestic violence, sexual assault or stalking against another tenant – 14 MRS § 6002(1)(D)Tenant or guest threatens or commits violence, threatens violence or sexual assault against a tenant, guest, landlord or landlord’s agent – 14 MRS § 6002(1)(E)Person is an unauthorized squatter – 14 MRS § 6002(1)(F)We suggest you tell your legislators:“Right now, during the emergency, my tenants are protected, under law, from bad tenants.

Tenant leases do include clauses about appliances being a convenience to them and that owners are not responsible for spoiled food if the freezer/refrigerator breaks or damaged clothing from the washer and dryer.

Both of these institutions are totally useless to existing appraisers and have done nothing but damage the process by which new people become certified appraisers.So while it is a very good idea to become a real estate appraiser part time, I would simply remove this option entirely.

He also constantly blocking in the other tenant by parking in the driveway despite signs saying not to do so.He has a tendency to urinate on the property (by his moms door steps) and comes in and out during odd hours around midnight.

I include tenant turnover costs (but not the lost rent) in my maintenance/cap ex.This property has negative long-term cash flow and relies on appreciation (rent and market) to provide a return.If OP is under contract, they need to use a contingency to break contract or they risk consequences (loss of Earnest deposit and potentially damages).

But each extra body = more trash, more towels, more sheets, more dishes, more cleaning, more wear and tear, more potential damage, Etc...In one of our places, we actually converted 2 of our 4 bedrooms into a yoga room and office respectively, to cut down on the number of potential guests and problems.
