So in 2011 jumped into some US markets to get the higher ROI, but funny enough also captured growth... a double whammy, which is a nice bonus. 

I've had friends sell their houses on craigslist and Facebook in days without issue, but keep in mind that many fsbo listing's don't get sold because the owner is unrealistic, doesn't end up on the mls to get the exposure, or buyers are steered away by the "professional" they are trusting in who is looking out only for their next winning lotto ticket. 

Once the primary lease has under 10 years left the cap rate starts to rise to sell so most hope to breakeven when they sell after expenses with the equity they have put in and the bonus is the cash flow while owning.If the wife does not want to move you might want to leave that one alone.

Maybe they’d call that second bedroom a ‘bonus room’ but not a bedroom.  

There's a bonus room off the other side of the dining room that is an enclosed portion of the front porch.

Plus, we have the added bonus of Amazon coming here which should help increase rents a little bit.

It's very helpful to begin having some exposure to RE lingo.

Winter in north Idaho on the lake isn't most peoples idea of fun (30 degrees, snow or freezing rain etc) so anything we made during the winter months was a bonus. 

However, what's really important today is exposure & easy parking.

If you are cycling properties through the same LLC, then it's liability exposure only grows.
