The point is that there are few generalizations other than that the property must be in a location that is perceived as safe, looks and smells clean and is priced correctly compared to what your target tenant pool perceives as your competition.

I am not in any hurry to rent to a first warm body as I actually have a job.The current rate closer to 3k for a 2 bedroom and I am well below it with the price hike.I have a garage, pool, fitness center, walking trails, custom spa shower, balcony, patio, gorgeous sunset views as I am atop of a hill and surrounded by trees.My place does not look like a rental.It looks like a homeowner lives there.

It became clear why I saw no mention of the strong wet wood/mildew smell of the room and building from other reviewers. 

I have a lot of apartments that get some weird smells in the hallways. 

It smells fishy to me and I know typically if it’s too good to be true it probably is.  

As for painting the vinyl windows, go talk to someone at the paint store and ask them what it takes, and if you're going with a dark color on the body of the house, you can do the vinyl a darker color, they don't have to be bright white.

(I get a $250 non refundable pet fee for this reason)  However, The steam cleaning company says that I must replace the pad and carpet to remove the smell. 

I charged them because they left the hose on the spigot.I have had similar issues with carpets where dogs caused the carpet to smell and we tried cleaning but it wasn't enough.

Smells like money to me. 

If you want to invest in a small town business (like a STR portfolio) it will pay to be connected or part of the bodies that oversee licensing of your business (self-interest).
