I have seen some banks offer no appraisal if you receive a small HELOC (less than $30k) but your state might be different than mine. 

Received a 25 year amort, 20% down, 5.45% interest, 7 year balloon.

Additionally, the investor receives no possession rights for 3 years but the investor can forclose after 3 years and get a clean title.

If I can only get it at $68K, then I can only receive $2K.

You can request to redeem your investment, but it may take several months to receive your funds as properties in the loan portfolio sell-off.
