A guy I used to rent to started the website called Gearbubble.com - before that he sold tshirts on facebook before anyone did it through teespring - if you're creative it can be a good way to make money - I've not a design bone in my body - but it's possible now to find people overseas that can get the designs to put on mugs, shirts etc and to figure out FB marketing to sell them. 

I say you have a conversation with the builder or Agent first to see if they are willing to do a price adjust ASAP.

If memory serves, a big chunk of the price reductions were builders dropping their prices between 0.5% and 3%.

I have heard about "investors" partnering w/ builders but I'm not really sure how this works.  

The best thing to do is get pricing from builders, site work and utility contractors to determine your costs then work deal backwards.
