One idea that you can try that won't cost you any money to generate duplex leads (other than your time = money) is to call on rental ads where one of the units is vacant and being advertised.

I almost think if you are renting to a younger audience, anyone who uses Facebook/Instagram, using your phone might be an advantage.

@Chris Piper yes licensed assistance can have MLS access.. non licensed cannot ( at least in our state) and you have to pay MLS fee's for this.your post made it sound like agents would give out their code willy nilly and I know you did not mean that just trying to clarify for the audience who is susceptible to ( hey I heard it on Biggerpockets so it must be true LOL)

I definitely recommended it.Looking at what you have listed I would:1) paint inside and outside first ( also any yard or exterior work)2,3) Master bath 3,2) Granite and backsplash - granite may need some lead time4) floors last - definitely leave carpets to the very end.my 2cgood luck
