Not sure how you plan to pay for your house, but should you use cash and plan to refinance after the purchase, you achieve a higher appraisal value and can have the tenant pay for the HVAC over time, minus your down payment, of course.

If your lease has a $25 late fee for each subsequent day that the rent is late, then the tenant is motivated to pay sooner.
