There's a lot we do to ensure compliance and protect ourselves from lawsuits - from heavy duty insurance policies to video recording in every room and badge locks on the doors, to having an extremely solid legal team (thankfully, we've only ever had to call them to write up deals and fight with the occasional bad contractor).You'd be at risk for anything that happens there that some lawyer (the kind that advertise on TV) could try to pin on the property, especially if you're the only person in the picture worth suing.

The landlord has the option to (and should imo) check into the doctor’s letter and make sure it’s legit (to the best of their ability) - but if they deny the ESA based on not filling out their special form or because they didn’t get to chat with your doctor about your disability then that is against the rules outlined in the document I provided (which is up to date) and the person with a disability can file a complaint with HUD.

Cash-out refinance cons: you are extending the life of your mortgage, in your situation your rate will go up, and depending on your loan type your max cash out may be capped at 75-80% LTVHELOC pros: closing costs tend to be slightly lower, you may be able to get a tax break depending on what you use it for, allows you to maintain your current interest rate, and you can borrow up to 85% LTVHELOC cons: interest rates tend to be higher than a refi, usually come with a much shorter term (5-10 years), you will be making two payments on your house vs. one, and your monthly payment may vary.If you PM me I'm happy to chat further or plug numbers into my system for you :)Best of luck!
